City Office REIT (CIO) Expands With Raleigh Property Buyout
City Office REIT (CIO) expands in the Raleigh market with the acquisition of the two-building complex, Bloc 83.
City Office REIT, Inc. CIO closed the acquisition of Bloc 83, a premier two-building complex of office and street-level retail in downtown Raleigh, NC, for a gross purchase price of $330 million. The buyout of this newly-built Class A, 494,487 square foot asset will strengthen CIO’s footprint in the growing Raleigh market.
The property enjoys strong tenancy. The first building was delivered in 2019 and is currently 93% leased. The property has a weighted average lease term remaining of 10.3 years. The second building was delivered in 2021.As of closing, it was in its initial lease-up phase with roughly 67% leased.
Bloc 83 is conveniently located in the Glenwood South submarket of Raleigh. As a pre-eminent live-work-play district, Glenwood South grabbed much attention of young professionals who relocate from larger metro areas. Glenwood South is the center of Raleigh's dining, shopping and entertainment zone.
In addition, the acquisition seems a strategic fit as Bloc 83 offers best-in-class, modern tenant buildouts, common areas and amenities. Also, with state-of-the-art fitness centers, a rooftop sky lounge, a yoga studio, various retail amenities and expansive lounges, the property will likely lure customers.
Per management, "Adding Raleigh to our footprint of high growth markets in the south and west strategically enhances our portfolio."
City Office currently carries a Zacks Rank #3 (Hold). The stock has gained 56.7%, outperforming the industry’s rally of 11.7% over the past six months.
