Development of Corall Seaside Resort, worth $250 million, begins in Batumi

A new, large-scale multifunctional project – Corall Seaside Resort is launching on the Batumi beachfront. The total amount of planned investment is $250 million. This project integrates residential, investment and resort infrastructure. Through its scale, it sets a completely new standard for the Black Sea coast.

Corall Seaside Resort is developed by three Georgian business groups: Ibercompany Holding, Grande Group, and Mziuri Development. This collaboration brings together years of expertise across development, construction, hospitality, energy, manufacturing, and other business sectors.

The project's architectural concept was designed by Davit Gogichaishvili and his architectural studio, Hausart. The studio's portfolio includes several major hotel and multifunctional projects in Georgia, such as the Paragraph Hotel, Batumi Tower and the Sheraton Metekhi Palace Hotel.

Corall Seaside Resort is located at 1 Queen Tamar Avenue, directly on the beachfront. Its location offers easy access to the city center as well as key tourist and transport spots – the central railway station is just a few minutes away, while Old Batumi and the Botanical Garden are roughly 10 minutes away.

The project's seafront area spans 11,300 square meters. The architectural core of the complex features 55 and 52-floor towers, featuring residential apartments and various functional spaces.

The concept of Corall Seaside Resort goes beyond creating a simple residential complex – it is being developed as a complete seaside resort environment where living, leisure, hospitality and investment opportunities come together.

The complex's infrastructure includes a 5-star hotel, a private yacht club, direct access to a private beach, swimming pools, spa and wellness areas, sports, leisure, and entertainment zones, business and commercial locations, children's spaces, cafes and restaurants.

The project comes alongside the growth dynamics of Batumi's tourism and residential real estate market. According to data from the Georgian National Tourism Administration, revenue from international travel reached a record $4.69 billion in 2025, marking a 6% increase compared to the previous year. In the same year, 5.52 million international tourist visits were recorded in Georgia.

Growth dynamics are also evident in Batumi's residential real estate market. According to Galt & Taggart's 2025 review, the number of residential apartment transactions in Batumi grew by 15% annually to 17,478 units, while total market value grew by 23.8% to reach approximately $1.3 billion.

Growing tourism, Batumi's rising global recognition and the scale of the real estate market create an important context for the development of Corall Seaside Resort as a residential and investment project.
