Meet The Futuristic Developer Who Made it to Entrepreneur India's 35under35 List Inspired by dreams of an up-scale business environment, this real estate tycoon creates his projects around one work - ambiance.

Blenders Pride Reserve Collection presents Entrepreneur's 35U35 list included some path-breaking names from the field of entrepreneurship and the new-age real estate developer, Ashish Bhutani, made it to the list owing to the phenomenal success of empire Bhtani Infra.

Real estate has come to be known as a shady business in India. With most developers not able to capitalize on construction operations and deliver contractual spaces on time, trust in most circles are at an all time low. A few biggies in the business have also dropped shutters and moved on to verticals with more fixed returns. Some though have stayed true to their foundations.

Lamented by the lack of concept-based space selling in the country, Ashish Bhutani built the real estate empire that Bhutani Infra is today from scratch back in 2005. The company now designs and develops the most upscale, ambitious projects Delhi has seen in the retail and commercial segment. The rise to this pedestal was catapulted by Bhutani's conceptualization and vision for business hubs the likes of which can be seen in skylines towering over New York and Dubai. The real estate tycoon wove his ideas around two words: ambience and experiences. Who else would think of building a 50-floor commercial space circumscribing a central and palatial water fountain?

With 12 completed projects in its portfolio and three in the making, Bhutani Infra has left strong footprints across Delhi NCR with names such as Alphathum and World Square Mall, and its most innovative concept till date, Cyberthum. "As more urban millennials look to interact with each other in premium but interactive social/work settings, it isn't surprising to us that we see no more than a 10% vacancy rate across all our properties. We are now on a self-sustained path having broken even last year." said the visibly empowered Bhutani.

This grandeur and excellence didn't drop out of the sky. Ashish spent many years working as a salesman for his properties himself and putting in careful effort in skillfully adapting to demand in the lucrative faction. With payment plans for buyers linked to progress in construction, the group has always been inclusive of its customers and channel partners. It looks after its contracted laborers by means of an education and meal plan extended to their children and family. Bhutani Care, the official CSR arm, is an active limb and also provides medical aid to street dogs living in and around projects. When asked about expansion plans, Ashish commented, "I'm not done tapping the potential Delhi NCR has to offer in terms of its demand for experiential business environments. However, I'm sure Bangalore and Mumbai will be receptive markets for when we decide to venture into them in the next ten years."
