The CPA, attorney and author focuses on the financial and tax benefits of this type of investment. The property will grow to become tax deferred or even tax-free, Kohler explains. You won't pay taxes until you sell the property, at which time you'll still have a lower tax rate from capital gain. As the property grows and appreciates, the mortgage will go down and you'll build equity. Sounds like a win-win.

Kohler also explains that buying rental real estate will force you to save, because you'll be committed to it and have to take care of it. In turn, it will help you build your retirement fund, too.
